What's your Shoals home
worth right now?

Online estimates can't see your new roof, your updated kitchen, or what's selling on your street. Tell me about your home and I'll send you a price opinion based on real Shoals sales. It's a market opinion, not an appraisal, and there's no pressure to list.

What goes into your price opinion

I start with homes like yours that sold recently nearby: similar size, age, lot and condition. Then I look at what's for sale right now, because that's your competition, and at homes that didn't sell and why. Last, I adjust for the things a computer can't see.

  • Updates: roof, HVAC, windows, kitchen and baths, and when they were done
  • Condition: what a buyer's inspector is likely to flag
  • Location details: the street, the lot, the view, and what's next door
  • Timing: how fast homes in your price range are selling this month

What happens after you send it

I'll reach out within one business day to ask a couple of questions about your home. Then I send your price opinion with the sales I used, so you can see how I got there. If you want me to come see the house in person, I'm glad to. If you just wanted a number, that's fine too.

Why online estimates miss

Automated estimates are built from public records and computer models. In a market the size of the Shoals, there often aren't enough recent sales on your street for a model to get it right, and it can't tell a remodeled house from one that needs everything. A local price opinion looks at the actual homes.

Common questions

What is a CMA?

A Comparative Market Analysis compares your home to similar homes that recently sold nearby, plus what is on the market now, to help you choose a price. It is a market opinion from a real estate agent, not an appraisal.

How is a CMA different from an appraisal?

An appraisal is done by a licensed appraiser, usually ordered by the buyer's lender after a home is under contract. A CMA is prepared by a real estate agent to help you decide on a listing price or whether to sell at all.

Why is my online estimate different?

Online estimates are built from public records and computer models. They usually can't see a new roof, an updated kitchen, a finished basement, or what the house next door really sold for and why.

Do I have to sell if I ask for a home value?

No. A lot of people ask just to know where they stand. There is no obligation and no pressure to list.

How long does it take?

Corey reaches out within one business day to ask a few questions about your home, then sends your price opinion based on recent Shoals sales.
