What’s happening in Rogersville right now
Rogersville is a small town, about 1,500 people at the 2020 census, and the honest news list is short. The biggest local story I found this year was the town council working through code enforcement on an older downtown building, which tells you the town is paying attention to its downtown.

I looked for new commercial or industrial construction announced inside town limits and didn’t find anything from a source I’d put my name on. If that changes, this page changes.
Where Rogersville sits
Rogersville is in the east end of Lauderdale County, along U.S. Highway 72 where it crosses State Highway 207. Its ZIP code is 35652. It’s farther out than Killen, so Florence is more of a drive, and Athens is within reach to the east. Lauderdale County Schools runs the high school in town, Lauderdale County High School.

An old town with a lot of history
Rogersville goes back to the early 1800s, when it grew up as a stop on the route around the Muscle Shoals, and it was incorporated in 1858. By the 1820s it had shops, a post office and a stagecoach tavern, and in 1912 it opened the first accredited high school in Lauderdale County. The town puts on events through the year, including a bluegrass festival and Christmas celebrations, and Graceland Park has room for ball games and a walk.

Joe Wheeler State Park and the lake
Joe Wheeler State Park sits right by Rogersville on Wheeler Lake, next to Wheeler Dam. It has a resort lodge, a 140 slip marina, an 18 hole golf course, and a 2.5 mile loop trail for hiking and biking. If being close to the water or the course matters to you, this is the part of the Shoals to look at.

Town hall and local services
Brady Cox is Rogersville’s mayor. Town Hall is at 50 Wheeler Street, 256-247-5446. The public library is at 74 Bank Street, 256-247-0151, and the senior center is at 200 Dement Street. The town started as a stagecoach stop on the old Chattanooga to Memphis route and was first spelled “Rodgersville.”
Water service depends on the address. Some homes are on the Rogersville Water Works and Sewer Board, and others are served by East Lauderdale Water, so we confirm it for each home.

More on Joe Wheeler State Park and Wheeler Lake
Joe Wheeler State Park, at 4401 McLean Drive, covers 2,550 acres. Beyond the lodge and marina, it has cottages and cabins, 116 campsites (110 with full hookups), The General 18 hole golf course, trails, disc golf and a beach. The First Creek boat ramp has 150 parking spaces and lighting, and there’s another ramp at the Elk River Group Lodge.
Wheeler Lake itself is big: 67,070 acres and 1,027 miles of shoreline, per TVA, running about 60 miles from Guntersville Dam down to Wheeler Dam near Rogersville. In winter the lake drops from a summer range of 555 to 556 feet to about 550.5 feet, which matters if you’re buying a home with a dock. My lake home guide covers TVA permits and shoreline rules.

What to ask before you buy here
Homes around Rogersville range from in town lots to acreage out in the county, and some sit near the water. A few questions change the math:
- In town or out in the county? It affects which services you get and who you call for them. We check each address.
- City water and sewer, or septic? Out in the county, septic is common. If there’s a septic system, it belongs on the inspection list.
- Near the lake? Ask about flood zone status and insurance before you fall in love with the view. Your insurance agent can quote it early.
- What’s the drive? Time the commute to where you work at the hour you’d actually leave.
Buying your first home here
You don’t need a finished wish list to call me. Start with a lender so you know your number. It takes about a day, and sellers generally won’t look seriously at an offer without it. You’re free to use any lender you want, and I can give you several local names.
A lot of the area around Rogersville may qualify for USDA financing, which often needs no down payment. Eligibility depends on the exact address and your income, so we check each home against the USDA map and your lender confirms. Alabama’s AHFA programs can also help with a down payment. The full step by step is in my first time buyer guide.
When you’re ready
Send me the Rogersville addresses you’re curious about and the questions you haven’t been able to get answered. That’s usually a better first conversation than a list of must-haves.
I’m Corey Bonds, a licensed Alabama real estate salesperson with MarMac Real Estate - The Shoals. I text back the same day, and there’s no pressure from me either way.
